Does anyone know a good O&G Attorney in the Mercer county, Pa area?  I am looking for one that specializes in pipeline ROW.  Also, I was wondering if anyone else in our area has been contacted by land men to install a pipeline.  I have been offered $1.00/diam inch times the footage.  I think this is really low.  Plus they want to install a driveway and use 5 acres as a staging area.  I was wondering if anyone has a feel for the going rate for these items.

I would contact Douglas Clark. I do not know where he practices in Pennsylvania but he is clearly knowledgeable. If he is not close enough, perhaps he could recommend someone.

Hello Bill, This is the gentleman we retained.  I find his experience from the Timber business translates nicely to the O & G business.  We have been working with him for a couple of months now in negotiations for a lease amendment and two ROW agreements.  He is knowledgeable and realistic.  Some of the numbers you see being tossed around on this board for ROW's are clearly inflated.  They WILL go around you if your demands are ridiculous.  His first name is William, but goes by Marc.  His rate is $200/hr.

Bill,

I know of someone who got $16 per lineal ft just north of the Shenango Reservoir, but I believe that was for a 30 inch pipe.  I would be more concerned about where they put it - you should try to keep it along your boundaries.  They have a saying in Texas - wells are temporary, but pipelines are forever.  Pipelines can hamper future development.

I agree with Jack Straw, on the other string about pipeline easements, the more you know ahead of time the better position you are in! Hope this helps.

thanks for the information Carol.  I am learning so much and quite frankly, getting cold feet.  It scares me that they need 100' ROW for one 12" pipe for what I consider peanuts for payment. 

yes, it scares me too - I have yet to get into actual negotiations but I know the time is approaching - i love this land and know that it is in the process of change, whether I like it or not - just trying to learn so that hopefully I can minimize the impact and not be taken advantage of.

I would take $16 per foot as long as they shove the end of the pipe up their a$$!

Bill, we are getting $24/foot for 3,400 feet of 16" gathering lines fwiw. Just for reference. They are not transmission lines which would be substantially more.
