Looking for opinions on what is the best and most profitable way to sell my land in crawford county. Should i list it myself throught craigslist or something else or get a broker. If i get a broker does anyone know of any with small fees or percentage. The land is free and clear and has no gas well or leases on the property. OPINIONS PLEASE!

Permalink Reply by Andy Grafton on August 1, 2013 at 8:41am Can you give us some more specifics on the property? Where at in Crawford County (i.e. township, crossroads, etc.) and the acreage? Having this knowledge will better help to get a sense of who to market the property to and hopefully point you in the right direction.

There's a reason your Craigslist ad isn't getting much attention and that's because there is no leasing activity in the area. I highly doubt anyone will give you that $6k an acre you're asking without at least some activity unless the land is flat and has good access with development potential(and Vernon is good depending on location). I've seen some good timber pieces go for over $5k an acre and that's without ogms but the timber has to be the right species composition/size/quality. Most woodlots are worth closer to $1k an acre(timber value - 60 year age group) if they haven't been raped and high graded over the years.
If you are intent on trying to sell now, you might want to call Forecon out of New York and try to get it listed as a Cabelas property. They specialize in land and have a good understanding of timber, gas and raw land values . You try to call these realtors around our area and they'll tell you your land is worth $3 - $3,500/acre. I know, I've called every agency in our area.

Also might try Land and Farm.
The only realtors I'd even consider calling around here would be Corb Bayless with Cochran RE or Howard Hanna Forrest Realty(Tionesta office) and speak with Lon or Marty). At least they know about land and won't simply look up some comps with little idea what you might have.
