Thanks Des, with the site back up I was able to find the original posts. CHK let our lease lapse. Currently we have not had any activity or interest.
Chesapeake does not renew but it also does not necessarily lose the lease unless they actually file the release at the courthouse or you cause the release by filing for release at your county courthouse. Chesapeake can come back to you later and say the lease is still good because you did not do anything to cancel the lease. Just because they did not pay does not mean the lease is canceled. Ridiculous, right? That is how it is. You can file for your own release without an attorney and if you are prone to doing that get back to me on this web page.

Chesapeake is notorious for not renewing leases in a timely manner. You should also understand that there is a school of thought that a lease remains in effect if no action is taken to have the lease released, not saying this is legally correct, but it is a position some have taken.
Chesapeake is also known for not releasing a lease without the Lessor, landowner taking action, The Lessor (landowner) must be proactive and request the release.
Even then, the company may slow walk the process. This is when the Lessor (landowner) should file an Affidavit of Non-Compliamce or similar document with the office of the Recorder of the County.
Of course, this may require an attorney, which means there will be a cost.
The question then becomes; can a landowner do this on their own. Perhaps, but in my opinion not recommended.

As usual Barry you are no help at all. First thing is a trip to the courthouse to see if Chesapeake actually released the lease. If They did not you follow the simple procedure to release the lease and this does not require an attorney if you have any brains in your head at all. You need to stay off this website. I suspect that you work for Chesapeake. Your opinion is paid for by Chesapeake,in my opinion.
