Any updates on leases that are circulating throughout Crawford County PENNA.  What companies, examples of offers being made, any issues, folks to be wary of etc.

Maybe you should check with the Crawford county group.

I joined but so far have not heard a whole heck of a lot other than their newsletter.  I do not live locally in Crawford County but have owned our property there within our family since the early 1950's.  Just trying to get a feel for where things are going so far as lease offers and companies looking to  lease in the county.  I know Reserve is active but not aware of any others just yet.

not hearing much scuttlebutt outside the group either...  Calvin Ernst is keeping us in the loop - he has huge block of properties in this county and has been in negotiations with ?????

so what is keeping us in the loop mean.  I am interested in knowing what types of leases are being offered in Crawford County and getting no feedback m anyone.  I know the intentions of the group are good I hope but still no info out to me so far as what is going on outside the group.  Like I said I know Reserve is active near us in W. Fallowfield out above Adamsville and are talking with neighbors who have non-leased lands but I am not hearing anything about what to expect in Crawford County or what has been offered. I know there where many, many old leases out there with Atlas and D&L that were ridiculously low and many if not most have expired. HOpe folks stayed away from them once the lease ran out.  We got out of our old lease with D&L several years ago as did two adjoining neighbors..  Anyone signing any leases that they can share some particulars on.

make sure you have confirmation you no longer have a lease with any of these companies.

all I can tell you i what I noted above.  Keep you in the loop means when I find out something I will let you know...

how do we find out if "we no longer have a lease with any company"

we inherited some property about 15 years ago but don't know anything about any old leases

 

go to the court house and leases are registered there in the country recorders office.  Also believe it should have been noted when property was purchased if you DIDN'T have mineral rights.  But, check the courthouse.

Any and all leases will be recorded there and if and when they expired.

okay thanks Linda!  we didn't really purchase the property we inherited it but didn't know anything about any leases.  I did call the courthouse recorders office a few months ago and asked them about old leases.

they said I would need to hire a lawyer to do an extensive (and expensive) title search for any old leases back 150 years!

go to the courthouse and ask for help.. that is what your taxes pay these folks to do.  I am a Realtor here in Central PENNA and the folks at our courthouse will help if I ask for help.  Some need to be reminded that I pay their wages and I have had to tell a few so.  You do not need to hire an attorney to do this for you.  If you want a full or partial title search done to check for clear title and the lack of liens etc. then yes you would be best to hire a title company / attorney for such.   15 years is not 150 years ago.  If you do opt for the full title search make sure you tell them how far back you want them to search as they generally don't look back 150 years and in fact many courthouse records don't back that far but some do.

did you ask for a 'title search'?  Just visit the courthouse and ask to view recorded leases...  Phone calls don't work - what do you have to loose?  People who join oil/gas leasing groups have someone checking those leases to make sure they can be part of the group.

i think everybody needs to be patient. the utica is huge.there are only so many drillers and only so mch lease money. we in crawford are sure that the wet is here. and so are the drillers. they are just maxed out right now in my opinion. also, winter is just ending. there are alot of things going on in the world. these companies may be waiting for some stability. waiting till america votes the radicals out of the government.

gary - your comment that "we in crawford are sure that the wet is here" may be premature. It's my understanding that, at this time, there is very little data to support the claim that the wet gas blankets all of Crawford. Granted, there are some very old maps that show the possibilty of wet gas in parts of Crawford, the data that supports those maps is suspect. We need more exploritory drillling that will either support or disprove the shales are economic. IF the drillers "were sure the wet gas is here" we would be seeing much more leasing activity similar to parts of Ohio where the data supports the claim. Let's keep our fingers crossed! A couple unsuccessul wells in the area would certainly be bad for landowners.
