In respect to Des' meeting at Swiss Hills yesterday ( Sept. 8th-2011) I noticed that there is still a lot of skepticism among some of the Monroe county land-owners. This concerns me that we are making a good group decision.
I just don't think we should hit the panic button quite yet. We are the land-owners and we have rights. They just can't come in here and step on us. Did anyone feel a little pressured or threatened that if they don't comply that they will miss out on the money party?
From my experience, that is not a good reason to sign a legal document.
The lease seemed like it wasn't too bad, maybe it is the best we can get in all fairness to all those involved, but from what I have been studying, however I did not find a "Delay Rental" clause.
I think that there may only be one company that is manufacturing all of the drilling equipment. What if they get back-logged or some other reason that the Gas co. can not drill for xxx years. Should we receive $xxxx.xx/acre per year as delay rental?
We need to concentrate on the steak and not the potatoes. Long term royalties and fair lease language are just as critical that the bonus payment.
I appreciate the value of a collective bargaining unit of what value is negotiating, if we have a deadline (i.e. 30 days ) ? Lets keep our heads about this thing.
Not to pick on anybody but, Does anyone know if Des has a Law license? Is he legally representing us as a group? Does anyone know who Des actually represents? Is he a land man? Oil co ?
Hopefully this will eventually benefit all of us economically, but It is my intent to go along once I feel comfortable, and I have had qualified legal review, not when I have been induced into a panic.
