Highly depends on your area also, you could be in an awful spot, you could be in an amazing spot 5 years from now.
I have seen lease offers from $10 an acre to $8000 an acre.

Lycoming County PA is just to your south. Check out the Lycoming County section on this web site. Look at the wells drilled in that county and the prices paid. Then check out who the players for those wells are. Then, with the list of players, contact Tioga County Recorders office,

Search each of the names of the drillers you have found for activity of Leases in your county. If you see a lot of leases recorded in your area it is an indication that the land in your area is in play.
Try and get some feedback from landowners that have signed leases in Lycoming County whereas that area has been in play for several years. Feedback from other Tioga County landowners may also prove helpful if there has been activity in your county.
The offers typically start low. Also, pay attention to the Landowner Bill Of Rights moving through the PA Legislature. Lending your support by contacting your State Representative may also assist you when it comes time to sign a Lease, if you choose to do so.
