A gas company wants to lease my property for an access road, how much should I be compensated?

I assume that you are not part of the drilling unit, correct? And will not receive royalties.
Depending upon it being a permanent or temporary road there are many other important issues to consider.

Fair is a very subjective term.
I suppose it depends on whether or not it inconveniences you, how wide it is and how long etc.
But it sounds about right.
However, as I said before there are several issues to deal with, limitations as to use, size etc.
