going rate for TEMPORARY ACCESS ROAD to pipeline right away

monroe county...what is going rate for temporary access road to get equipment and so forth in on my property. statoil is telling us and our neighbors 1.00 a foot? also should i get an attorney to review this document. we haven't got papers yet..they are meeting with us and our neighbors in a few days.

this is to build pipeline right away .

not joking...then they want to extend the rightaway to 100 ft instead 50 ft without any compensation.. i guess we need to hire an attorney to review

i just went through the access road negotiations got 10/ft.  and  100/ft for a 75' wide ROW.  only one pipe they have to pay again for the next one too.

was the acess road temp or permanent? mine is temporary. does this matter?

I was wondering if jericho was the company that is representing stat oil ? You need to find a good attorney and remember when these landman are moving their lips they are lying. I would be with them when they survey it because you will get shorted footage.

Would you care to mention what part of monroe county this is in ? It would be much appreciated

now they come back and offered 28.00 for first line and 10 addl lines for 100 ft rightaway......is this fair for monroe cty..salem township

Pat that price is an insult.......I would tell them you need time to think about it and drag you feet and in the mean time get educated on the subject. You will also need a long list of land owner addendum's and remember everything they agree to must  be in writing or you won't get. 

You definitely need an oil/gas attorney with pipeline ROW knowledge to get the best deal and to protect your interests. You may have no idea how much road traffic you will have to endure past your house. Your piece of mind is gone for the duration. If the road is close to your house and you have pets, you will have to supervise them closely. Every thing they promise or you want needs to be in writing. The best thing to do is employ an attorney and let them deal with all the negotiating. We shared an attorney with a neighbor and she split the costs between us. However right now we are dealing with a lien on our property because the contractor for the pipeline company did not pay a subcontractor for lousy work they did on reclaiming.

And yes it matters to you anything they do on your property. You are the one they are inconveniencing.  And they are not offering you enough money for the first pipe or additional ones. You would do best if you and your neighbors collaborate and keep each other informed.

Get an attorney dont believe a thing  your landman tells you even after its in writing , make sure everything in addendums and exhibits a and b etc protect you. you and only you are out for your welfare !  

Also PLease take NOTE THIS SITE AND OTHERS ARE MONITORED BY YOUR LANDMAN ,PIPELINE CO. AND OIL AND MINERAL, GAS LEASE COMPANY !!!!!!!!

any suggestions for a good pipeline row agreement attorneys in monroe county or close to it....cant travel far.

I used Emens Wolper (out of Columbus).  You can do everything through phone and email and i thought rate was reasonable.  Seemed very familiar with pipeline and access road ROWs.   (they are the attorneys that worked out the Smith Goshen o&g lease with Rice)
