I believe they offered $8000 for 330 feet. I live on it and its on a small parcel in Belmont County.

Permalink Reply by Bob Shaw on April 20, 2016 at 8:20pm Not knowing the nature or size of the pipeline, your damages, loss of use, etc. my WAG is that your offer of $24.24/foot should be closer to $80-$120 / foot.
A ROW is forever, you can never build on it, grow trees, etc, and it will restrict access to your property. A ROW will never improve the value of your property. My advice is to not sell ROW at all.
Land men will often suggest that you will be forced to sell ROW under eminent domain, but this only applies in certain circumstances, and is generally a bluff. Don't sign anything until you have done your homework. Consider getting an experienced attorney involved.

I like 'go away, don't bother me'. You should have something in mind if it turns out they can get the court involved, so you can demonstrate a willingness to negotiate.
Permalink Reply by Finnbear on April 25, 2016 at 2:18am Tell them you want an amount that is comparable to what you would sell the land for today because you will essentially be giving up your rights to the O&G forever. You will be severely restricted/limited in what you can do with this land in the future because of the ROW. If you sign the ROW agreement, you'll get a small one-time payment and still have to maintain and pay taxes on the property forever, while not being able to develop it as you see fit.

I had an offer a couple years ago but the line was re-routed to the original land owner who was holding out so they were gonna around her via me. When she found out about that she changed her mind and settled for their offer which I don't know what that was... I got them up to 40.00 a foot. for a 20" trunk line with 30.00 a foot for each gathering line up to 3 in the same ditch.

Read my Blog on this topic. Don't sign anything without a lawyer and reading the info from the WV lawyer. There are a huge number of things to consider.
The $24 per foot is nothing. Shoot for $60 a foot, but remember the price per foot should be based on pipe diameter, pressure, contents and more.
Make your best deal then notify the lawyer from Columbus, Greg Brunton that I would use if in your position. The Blog will tell you why.
Be smart and don't take on the pipeline folks by yourself, you will lose if you do.
