What is to stop them from drilling a shallow well to make land productive just to hold lease forever?

Great question Michael!  A few of my friends and I here in PA were just discussing this same issue this weekend.  Hard to believe you have not had any replies yet.

Perhaps repost without the county reference as all of us in this play should have the answer to this question.

Yea great offer; unless you have to give away "the farm".

It depends how your lease is written..read the verbage very carefully..you should contact a lawyer..many leases are Held By Production (HBP)..

there is nothing that going to stop them, if you are thinking that they will just let it sit there, thing againe. Marcellus is a shallow well. this will be your only chance at a o&g lease. thats really not a bad offer other then  being from chk. We signed with chk and have three wells ready for frack the first next week. is this a no drill lease that they are offering you.

 

Read and understand every paragraph of the lease and attachments. They will use any phrasing to minimize any future payments to you. It's a business. They have thousands of employees with years of experience in lease capturing. Proceed with extreme caution and skepticism.  Procure knowledge.
