Just wondering…there are several wells going up around our property (Pulaski) how soon do you get notified if your close enough to be in the well unit? Thanks...

I found out about unit from landman, had to sign ratification papers,but still no official word from Cabot. I did find info on Landex and had to purchase the document. What are division papers?

Permalink Reply by J Landowner on January 6, 2014 at 10:47am If you did not receive and sign the Division Order papers and the well near you is producing, you are currently not included in the Unit. Unit size can change though based on the terms in the lease.
The DIvision Order paperwork is a contract that directs the distribution of the proceeds from the sale of oil and gas from a given well. Your's will spell out the exact decimal interest you have in the well. The decimal interest is calculated by dividing the number of acres the landowner has in the unit by the total number of acres in the unit, multiplied by the royalty percentage under the gas lease.
I am also from Butler County. I was not originally included in our Unit but was added before they turned it in for production. The gas company had come around after drilling the initial well and leased additional acreage, the reason for not being originally included in the Unit. We had checked online but did not have any confirmation of being included until the Division Orders came. The Butler Recorder Of Deeds website will show the unit documentation but in our case, we were not added in until just before the well went into production so the Deeds site did not show us as included until about the time the Division Orders came.
Just a note on signing the Division papers, there were threads in the main forum about a company trying to change the terms of the lease with the orders so be sure to check the percentage and language before signing.

I received a royalty check on Dec. 27, 2013 with no division orders yet or any notification of anything involving the well and unit.

I can stand in my front yard turn in a circle and point in all directions to where a future well is permitted to go up. Figured we have to be in one unit (hopefully) just wondering when, how or if we get notified.
