Is this a good offer

I have an offer of 5,500 per acre and 20% royalty for 45 acres in Elk township Noble county.

Its a five year lease with a five year extension under the same terms.

Is this a good lease.  Thank you.

Where in PA are you located that your neighbors are leasing for 6,800-7,300/acre?

One that worked for Beck in Monroe.  I'd be more inclined to consider Peters, although have never used him.

It's ok - we still know that the minerals ARE worth that much!

The only reason that they're getting more in Jefferson County is due to McClendon.

Sure do wish you guys would start a move toward 25% royalty. Down here in Texas it is common place.
