I have an offer of 5,500 per acre and 20% royalty for 45 acres in Elk township Noble county.
Its a five year lease with a five year extension under the same terms.
Is this a good lease. Thank you.

It's ok - we still know that the minerals ARE worth that much!
The only reason that they're getting more in Jefferson County is due to McClendon.
