A land man who is representing the oil and gas industry is asking to buy our farm. He stated that they would like a 140 acre tract. Also they are not wanting to buy the minerals. He would not tell us who the buyers are or what their interests are. Has anyone else been approached and does anyone know what is going on. We are located in Ellsworth district of Tyler County, WV.

Permalink Reply by Todd Beem on December 14, 2014 at 6:56pm Yes Ellen. thank you. When you ask questions your not only helping yourself but you are also helping I for one, others who may have had some of the same questions get answers to. So keep the questions coming because I am sure I am speaking for the rest of our group when I say we got your back babe...
For the group, who thinks gbralter should be removed from our group ? I will start the voting. MEEEEEEEEEEEEEEEEE !!! I know this isn't Springer Show (Yet) but this type of behavior should not be tolerated.......

Permalink Reply by Ellen VanDyne on December 4, 2014 at 10:17am To start, a while back I read a post on here asking why people were not sharing information and asking questions, I thought I am guilty. I come to this website often to learn what is going on in my county and read what everyone else is dealing with. This was the first time I have put a post on here, I was thinking I could share something that happened to us and maybe someone out there could give more information about it, which in turn would help someone. I have always been open with people in our neighborhood because I feel we are better working as a group. But I did not expect to be bashed by someone who knows nothing about me or my farm. Thank you everyone else who wants to share and learn information.

Permalink Reply by Jim Litwinowicz on December 4, 2014 at 12:51pm I doubt that the landman even knows who is making the offer and certainly wouldn't know what is the intended use. These companies keep their cards very close to their vests and hire agents to make a deal but not tell them what for. They will even have intermediaries like law firms or realtors do that work for them.
Ask around to see if any of your neighbors were approached. Talk to local government officials of the county and township. They often have an idea of what is going on. You have rail and a major new gas line very close by. Sounds like a processing plant. Is the 140 acres the whole farm? If you intend to live there afterwards, consider what they may build. If you can negotiate a good enough deal to move away to a better place and would be happy with that then go ahead and do so .
If you want to live there, ask for deed restrictions on various activities to protect your lifestyle. If they object to certain ones, it will give a good clue as to their intent.

A man of few words
I had written a response to Captain Negative then I took the advice of a few smart people on here and erased it.
Permalink Reply by Todd Beem on December 14, 2014 at 6:42pm Pardon me folks but this needs to be said. I think it was Bill Engvall that said you can't fix stupid. No doubt gebralter he must have met you when he came up with that one. Here's your sign. It's not Ellen or anybody else's fault if your mommy and daddy didn't wuv you. It's not your fault though because this type of ignorance is usually heriditary and obviously didn't skip a generation where your concerned.......

AboutWhat makes this site so great? Well, I think it's the fact that, quite frankly, we all have a lot at stake in this thing they call shale. But beyond that, this site is made up of individuals who have worked hard for that little yard we call home. Or, that farm on which blood, sweat and tears have fallen. [ Read More ] |
