Lease in Tioga County

We were recently offered $3,000 per acre and 18% royalty.  Should we take and run even though a neighbor 2 years ago got $4500.00 and 18%?  I believe plans are for drilling on our property.

may we know which company is making this offer?

would you like to disclose/discuss the terms of the lease?

money is nice, but if the wording sucks, you're just asking for trouble down the road.
