Do you have a document you can post that shows that? I believe you, but we've all heard of this and I have yet to see an actual document that shows it's true.

I forgot to say that I'm really sorry to hear this Garry. Have you checked with your neighbors to see if they have the same problem? Maybe you all could get together and do something. That really bites.

This is not as unusual as people may think.   Drilling takes money, to get the money, drillers need to have investors, investors want their money secured in some fashion - hence the liens.

Additionally, investors expect a certain amount of resources to be produced.  Their expectations are typically based on numbers provided to them by the drilling corporations.  These numbers seldom meet expectations and are more hype than reality.  This sets off a loop whereby drillers need more investors to drill more wells to meet production expectations and so on.

Going back as far as 2011, there have been a number of articles, which have been downplayed by the natural gas industry, about drilling leases and their impact on obtaining a mortgage or refinancing of a property.   see: http://www.nytimes.com/2011/10/20/us/rush-to-drill-for-gas-creates-...)

Additionally, a number of drilling corporations fail to pay their sub-contractors, and this has led to mechanic liens being placed on the properties, leaving the property owner responsible for payment.  So in addition to checking for liens placed on the property by the drilling corporation, you will want to do periodic reviews for mechanic liens from subcontractors.

Hope your royalty checks are sufficient to cover these costs.

@ Chip ….why should a O& G company have the right to inconvenience landowners with their business tacts and infringe on a landowners right to secure a loan or other finance without having to hunt for a bank willing to agree to O & G business .As far as I"m concerned it seems like a legal issue that merits talking with counsel .Since the beginning of all this O &G drilling it's been a constant pain in the ass as far as I'm concerned .Everyday more issues arise to the negative .

Garry, if you are willing to share the info. What  type of property is involved here--a house and small acreage or lots of acreage?  Did you have any debt on the property or is it all paid for?   I am trying to figure out why they choose your property and not your neighbors.   And perhaps see some "right" of yours that has been violated.

Thanks for the courage to post about your situation.  Silence is what those who do under handed business dealings want.

Garry - the images are clear for viewing and I want to thank you for sharing this...I feel for you.   I very much agree with Andrew on this - the lawyers arranging all of these high finance deals are being paid very well for their work...I struggle to see why you or your property should be clouded by their structuring of such financing.

If you have a lease with CHK in Beaver County then your property is most likely included as well. I have 3 parcels in differing twps in BC and they are all part of the collateral for the "loan". Goto the county website here:  http://www.searchiqs.com/pabea/   and type in your name, you will see the very long list attached to the document that includes you. This has been posted about  before, not sure if here or in the Beaver County section.

There are some banks that have no problem with this.

Craig, Can you let us know what banks are okay with this so we all know where we can go? It would be a great help to us if you can post them.
