Rover is wanting a one acre area for a meter site on my land. What's the going rate? Seems they are going in reverse. Instead of mentioning the pipeline, they are talking meter site first. The pipeline is definitely crossing my land too.

I have a cell tower on my farm. The footprint is 1/3 acre and I get $1700.00 a month with a 3% increase per year.

I strongly suggest you talk to the folks at Landowners Pipeline Group. Sharp a$$ attorneys who will get you MAX dollars and cover your butt going forward. I'm VERY satisfied with the work they did for me...I was initially offered $25 a foot for ROW and they got me $110...call thwm at 740-815-5401 and speak to Sherry Hartong....good luck

If the company wants a permanent meter site, I suggest you lease it to them on a 20 year lease, not give them an easement. Also, they will want a permanent road for access. Again, negotiate a 20 year road lease. Your attorney should negotiate a good lease with an initial payment plus and annual lease payment. A renewal clause with an increased payment based upon the CPI change but at least a 15-25% increase across the board. Appropriate environmental spill clauses, liability insurance, maintenance, etc clauses should also be addressed.
Another issues is "Block Valve Sites" that are usually every 7-15 miles apart and at every major water crossing. There are 2 types of block valves, manual and SCADA or electrically run. A manual block valve is usually small and has a pipe fence around it. It's always within the easement but the landowner should receive $1-2,000 extra for the inconvenience of having a surface valve to go around. The second type, and more of an issue to the landowner, is the electrified valve site with satellite dish and source of power to operate. Some of these are within the easement and some will require an additional "Block Valve Easement" over and above the pipeline easement. This type of valve is a major structure and requires concrete and/or gravel with a cyclone fence, gates on either end, pipeline tool trap (commonly known as a pig trap), and access road/power line easement. If you have one of these, you need to receive a separate payment substantially more than just a pipeline easement payment. More like a $20-30,000 one time payment.
