Many folks here in NW Green twp have been talking directly to E & P's and getting some results.  Some of us have decided to stick to our guns, and stick together, so far.  The main thing to remember is, we all have different needs, and our own opinions.  So, we cannot let a few differences split us up and make us vulnerable.  If you or someone you know is thinking of signing with one of the "Groupies for Profit" please reconsider.  We do not have to pay an "organizer, flipper" to get the job done.  Eclipse for one has directly responded to me.  They want parcel numbers to see if we fit into their present plans.  Hold on folks, the next year could be the most important year of your land ownership!  Feel free to friend me for more details, or to "join" our contiguous landowners self represented "group".  (Offers of 5K and 20% have been heard already for individual plots)

By the way, Beck has a hold in our area, but that might not make a difference as the E & P's seem to "not care" about that right now.  In addition, many of the Beck leases in our area are undrilled (most actually), and they have little time left on the "10 year" leases.   So, if you are holding back waiting to see what the final court decisions are on Beck, consider talking to me or somebody you know in the area.

It is important that people are able to download and review it. It will give them context on the current trends.

Many people are only able to check on GMS once or twice a week, if that. Please keep this posting and the following posting up for others to find.

I still have 39 acres unleased in Green Twp. Recently received several offers but seem low to me. Still waiting it out.

According to Jimmy B., Jack my neighbor in section 3 signed with an unknown (I am looking into it) just this week for 5.8K and 20.  I hated to see him jump ship, but each landowner must do what they have to.  Hopefully I can find out from him who the lease is really with, and maybe some details.

I leased my 38 acres yesterday.

To be fair to all your group members, insist that all discussions with E&P's begin with the understanding that ALL the acreage of the group will be acquired.  Not cherry picked.  Not divided and different offers made to some.  Don't reject some because they don't "fit".   If your total acreage is large enough and somewhat concentrated, you can get this.  At this point, you can't expect to develop a purely contiguous block of acreage (none of the groups did), and they shouldn't expect this either.  If they try to use this logic, be careful of their other negotiating tactics.  Be kind to your members and don't leave some out in the cold.  Stick together.    Don't get in a hurry and don't pay others to do it for you.

Can you be contacted other than by internet?  By what I know there is considerable acreage that could be interested.  We are not interested in someone making big profits from their neighbors.  Have read many leases (14+) and helped negotiate some.  Thanks.

We own 110 acres in Washington twp and have been spending the past year clearing up some title issues and following some of these discussions.  70 acres of the 110 is unleased at this point but am starting to investigate some options.  Since I am not in Green twp I'd imagine I couldn't join your landowners group, but feel like its time to educate myself further as to my options.  Maybe someone could direct me to another group that would work for me that has not already signed. 

Otherwise, have not contacted anyone yet.  Could I get some more information/advice on what your group has done and what I might do next?

Most of the groups are not interested in Washington Twp. because HG Energy has so much of the land tied up.  If you are willing to take a really low ball offer you could try HG.  The flippers will still sign in Washington twp. but all I can see that doing is tying up your property for 4 to 6  months and still not getting a lease.  If you come up with a group let me know as I and several of my neighbors are not leased.  Good luck.
