I just want to add a few comments to perhaps help others who will be dealing with MarkWest. When you have a ROW where multiple lines are eventually going to be put in, I think the best course to take is to negotiate each line separately. They want to get you to sign for it all very quickly. Maybe the going rate for pipeline may be $125 per foot in 5 years, so it's best to sign when each respective line is put in. Remember too, with MarkWest they will pay you for access and temp. work spaces for each individual line. They won't tell you this when they negotiate, but you will get paid that way. Many people think that when you get paid for access that it covers all future lines.You have to be aware of all the tricks they use. The landman never set foot on your property and have little knowledge of where it's at. They just look at a map and show up at your house with paperwork and want you to sign in 15 minutes. Get a lawyer and take all the time you need with them. Make them wait like they make us wait. Just think everything through. Be patient. Good luck!
