I have been approached by a pipe man to discuss the laying 2600 ft of pipe 3' below the surface. What is the going rate, and other concerns I should have about this endeavor?

Mind boggling that the pipeline co. could pay out such a staggering sum per foot to this one entity and peanuts in comparison to the other landowners.

Permalink Reply by Michael Allen on July 16, 2013 at 4:40am If you work out a lease for a set number of years, say 10-15 years, then the one time payment is a good thing. If you work out a license agreement, it can be an annual payment with COL increases or a specific amount increased either each year or at a specified time frame. At the expiration of the agreement, you can negotiate another time frame at the going rate. Either way, giving away a nice cash payment to your neighbor isn't such a good idea. On a lease or license, you basically own the pipe once the agreement expires or the company defaults, then that pipeline could be worth a large chunk of change.
