Ckp is getting ready to drill on our land in wv.the last I heard they are going to pipe water in rather put a pond in.the pipe line will run almost a mile across our land. My question is does anyone know what kind of dollars people are getting per foot? Also is that a one time payout or is it monthly for as long as it is there? Any info would be great thanks.

Do you have an attorney (I would love to know who it is) to ask this question on the pipe line?

It seems they will need to make an Right of Way agreement with you for this.

Jk. We are in Brooke co. This is my mother and her two brothers land. They had a attorney read the original lease said it was a good lease. I live in fla going up in march. I was just trying to get little info before I got there.  I believe they offered $22  a lineal ft. Just wondering if that sounded about right? Will find out more when I get there.

john i live in ohio county have a pad with 3 well ready to frack. chk are only offering 5 dollars a foot down here. said they wont go any higher. not a shock to hear thats its other one of thier lies

 

THEY NEED A RIGHT OF WAY. BE-CAREFUL ON TERMINALOGY IN R.O.W..  REMEMBER THIS IS A PERMENENT RIGHT OF WAY MEANING FOREVER. MAKE SURE AGREEMENT STATES # OF PIPES, SIZES, EXACT LOCATION ON A MAP AGREED UPON AND SIGNED OFF ON. I AM IN PA WITH A WELL SITE ON MY PROPERTY THEY WILL TRUCK IN ROUGHLY 1000 TRUCKS PER WELL ONCE THEY START FRACING THEM, HUNDREDS OF TRUCKS PER DAY. IN MY CASE I HAVE 7 WELL BORES. 7000 TRUCKS X $200.00 PER HOUR PER TRUCK X 4-5 MONTHS, 24-7 DO THE MATH THAT IS ROUGHLY 6-8 MILLION DOLLARS. SURE WHY WOULDNT THEY WANT TO PAY YOU SAY 20 - 30 GRAND TO PIPE WATER IN. THATS A NO BRAINER ON THEIR PART. ONCE THEY GET THE ROW MOST ROW SAY THEY HAVE THE RIGHT TO SUB LEASE IT TO A THIRD PARTY. ARE YOU DEALING WITH A LAND MAN OR THE COMPANY DIRECT. DID THEY MAKE MENTION OF THE FIBER OPTIC CABLE SYSTEM THAT WILL ALSO BE IN THIS ROW TO BE ABLE TO READ THE OUTPUTS ON THE WELLS VIA TELEMETRY. MEANING COMPUTER TO COMPUTER COMUNNICATIONS. HOW MUCH MONEY WILL THAT SAVE THEM????  UNKNOWN TO ME. BUT REMEMBER YOU ARE SAVING THEM MILLIONS. DONT LET THEM STRONG ARM YOU. BE FIRM. I WAS APPROACHED AS WELL TO RUN A WATER PIPE LINE TO MY PAD FOR WATER THEY OFFERED ME $20.00 PER FOOT. I LAUGHED IN THERE FACE. I TOLD THE LAND MAN NOT TO EVER COME BACK AND IF THE COMPANY WAS WILLING TO TALK A 6 DIGIT FIGURE PUT IT IN WRITING AND PRESENT IT THEMSELVES. I AM NO LONGER DEALING WITH LAND MEN WHICH ARE NOTHING BUT LIARS. THE ONLY TELL YOU WHAT YOU WANT TO HEAR. MAKE SURE BEFORE SIGNING ANYTHING YOU HAVE A GOOD OIL/GAS ATTNY LOOK IT OVER. PS FORGOT ONE THING YOU SAID THEY ARE PUTTING A WELL PAD ON YOUR PROPERTY. WHAT ARE THEY GOING TO PAY FOR THE GAS PIPELINE ROW. THEY ARE USING THE WATER LINE AS AN EXCUSE. I GUARENTEE THE ROW THEY PRESENT SAYS THEY CAN BASICALLY PUT IN AS MANY LINES, SIZES, CHANGE THE LOCATION OF THEM, IT GIVES THEM AN OPEN CHECKBOOK ON WHAT THEY HAVE A RIGHT TO DO. REMEMBER YOU OWN, MAINTAIN, AND PAY THE TAXES ON THIS PROPERTY BUT YOU HAVE NO RIGHT TO DO ANYTHING WITH IT, MEANING IMPROVEMENTS  FOREVER.  WHAT IS THE PRICE TAG ON THIS WORTH TO YOU????  TO ME ALOT.   GOOD LUCK MY FRIEND.

This is another situation to use your attorney. My advice is make sure you are negotiating for a "temporary pipeline" to transfer water to the site. This same method was used at a well near our property, but not on us, so I can't speak about price. The pipe was laid on top of the ground and caused very minimal impact and when the well was finished the pipe was removed.

   Later on the natural gas pipeline will come into play.....that's when I would want to be absoloutly sure of the terms and that is why I say use your attorney. You mentioned $22 per/ft, to me that sounds more like an offer for a gas gathering line or transmission line.

   The only thing that I know for sure is that the careful use of wording in a contract can make a world of difference. I just wouldn't want your family to think they are signing an agreement for the water line and end up with a contract including "ANY" pipelines.

john, i am in same position in pa.  they want to run a line across my farm.  20 years from now when i am dirt my farm could be worth a ton of money to a devloper.  the gas gas line could devalue my property by hundreds of thousands of dollars.  i told them no.  my point!!!  think far into the future and make wise decisions.  mark
