1. Look on the PA EPA website and check the production reports by county, then look for your township and see which company is doing something there.

2. After you do that because that is for wells that are producing, so could be old,whatever go to the efacts permit tracker and see if there are new permits filed by the same or different companies that are doing something in your area.

3. once you do that go to the Greene County PA land records website(other counties fi your there, I am here) and search for names of people you know on your street, nearby etc, and see who they signed with.  You can also pay a small fee per doc to open it up and read it to see their terms.  They no longer put amounts online but older ones have some $$ info. Allegheny, Greene, Fayette and Union counties are listed on here.

4 Take all of that info and increse your odds of signing with someone that can acctually get a unit up and drill in the near future, because  they have a lot of the land around you.

 

5. HOWEVER, once you do that and say its a compnay that's just selling the leases, google articles and stuff that say whom they are selling to and maybe go to them instead.  You can also while on the Greene county website after you find your neighbors lease, click on that companys name and see if they are assigning them to someone.

6. A unit and drilling is more important than the bonus, although it should still be a good bonus, just think more long term, when making a deal...good luck
