Just curious.  Assuming we are all lucky, secure good leases, and our land produces....how long do these deep wells produce?  Can we expect royalties for 5 years, 10?    I know there are many variables - but what is typical?

One subject that has not been broached in detail is; how long will it take to fully develop/exploit the Marcellus and the Utica Shales?

With the vast lateral extent of the potentially productive Marcellus Shale, I have read estimates that it might take 40 years to drill up.

The shallow gas sands of PA, NY, NY and WV have been drilled for more than 100 years, only recently superceded by Marcellus Shale drilling.

For some of us, it might be a looooong wait.

To quote Bob Dylan: "There's a slow, slow train comin' ".

Just another reason that I wish I were 40 years younger.

Sometimes I too wish to be younger, Jack but...time is rolling along and for many of us, the reality is that we may not experience the MS boom!  That`s why my earlier posting suggested that until contiguous units are in place, we may only have a small portion of our property or lease affected by new wells.   In some ways, it`s going to be a roll of the dice whether we receive gas royalities or not.   What we all need to put into perspective is that units & well location sites are chosen to benefit an O&G company, and not ours.  We just may happen to be in the right place at the right time!

Jim  -  Could $500 per acre HBP be put in a lease. Will the G/O company accept this?

J A Hively; I seriously doubt it.  They consider the royalty payment, however small, enough to hold the parcels. Even if all the rights owners of all the unleased lands would ask for that they would just say we have enough land already leased for the next fifty years.
