Can anyone share some recent re-lease figures in northern Washington County? Shale Land Services is representing Range right now appearantly and coming in with some pressure tactics that's pretty common. Hurry before its too late kind of stuff. They are also peddling delayed rental payments at like $2k/acre over 5 years and 17% claiming that since Range owns leases on all the lands they can name their price or you just get left out of the unit. With ET Rover pipeline is coming to transport gas to greater markets and the cracker plant coming along just north around Monaca, PA they still have a strong market here. I hate dealing with pushy landmen threatening gloom and doom. Why Range is using them is beyond me. Any feeback wouuld be greatly appreciated here.

you are not alone my friend a friend in the same area as you has been approached with the same lowball type of offer and he has a few years left on his lease with better percentage then whats being offered there is also another discussion on this site concerning landowners in the clinton pa area same thing when a o/g company monopolizes the area it seems there is very little wiggle room for the landowner which is sad because without the land they can't do s#$%^ suggestion only maybe form a unofficial land group to think tank offers and keep each informed but honestly what I think happened is that someone got approached
they got strong armed and they caved which opened the flood gates for them to try it on everyone you know they keep saying (landmen) the money is in the royalities oh yeah when they are strong arming people on the bonus money what chance do we got on the royalities? sorry could not put a upbeat spin on it just my honest opinion good luck try to keep us posted
