I think $1500 per acre is the "going rate" now. The bonus payments seem to be decreasing quicklyl. Gas prices are so low and the gas companies have so much land already under lease that it is going to be difficult to hold these leases by production. There also doesn't seem to be much interest in Mt. Pleasant township except for shallow wells.
My attorney was able to get me an additional $17500 in bonus payment, a higher royalty rate with no deductions, and addendums I would have never thought of including. I personally think it is well worth paying an attorney to handle the lease.
