Roadway easement reimbursement

 

Does anyone have any experience for what a fair price for an access road to a well site would be?  Is it per foot as I would guess?

 

A road to me is worth more than even as pipeline as it disturbs the land for a great while perhaps.  The road the want to put in is about 1000 ft.
