I read an article in the paper regarding the Rover pipeline in Tyler County, WV. It seems Rover is only offering $9.00 per foot for a 36 inch line. See what they do when they have eminent domain on their side! Also, anything else they decide to put on your land, they don't want to pay for such as a compressor station. These people are unreal.

Does the $9.00 a foot only consider the pipeline run or does it also include both side of the pipe....say: 36 foot right away x $9.00$ If it's just $9.00 a foot to encumber the land that's a joke. That mean is you only had a 100 foot right of way they would pay you $900 to run a pipe for a hundred feet? $32,400 would be more appropriate considering you are losing almost an acre for as long as they want and they will run additional pipe.

Jarrad, I like your idea, but no company would pay that much. 

Again the right of way is not going to be just 1 foot. It will likely encumber 36' on the dollar. They are basically offering you 0.25$ a square foot. Then they will put as many pipes they want on the property if your not careful. They will get some money back and then some. At that rate I would negotiate with them the best you can. If you use an attorney any money you will make will go to legal fees and the attorney will take a cut of any negotiable money. They will take it regardless through condemnation.. "good of the public". Pay you that to basically destroy the land forever. Bastards! Talk with everyone you can and see what they are getting. Get on the computer and learn everything you can about pipeline negotiating. If people you know are using an attorney see what their attorney negotiated. It's a catch 22.. the attorneys are going to try and rip into your pocket book just like the oil company. I hope you can negotiate a fair deal. Good luck my friend!

I am one of only a few people who were offered in our area so far.  I attended the meeting that probably generated the article that Zach read. They are trying to buy the property by the acre.  Its way cheaper that way.  When I did the math on what they offered me on the linear foot, it came to $9.70 a foot.  There is another landowner meeting in the tyler county log house. on feb 3rd at 7:00 PM
