Selling Land Already Leased

I am selling my surface land keeping mineral rights.  Potential buyer is concerned that drilling company could use any part of the property to put in a well.  How much of a concern should this be?

It is difficult to respond, without some pertinent information.

In what State/County is your property located?

Are there currently any wells on the property?

What is the size of the property in question? One acre? 1000 acres?

Is your property already leased? Vacant land?
