How can I obtain a valuation of land and mineral rights in Clarion County PA. Does anyone know of a reputable source? I see a lot of advertisements on this site for companies looking to buy mineral rights, anyone had experience with any?

Hi, I am a Certified Minerals Appraiser, and I keep a record of transactions over WV, PA and OH. I am interested in learning, if the recent drop in oil prices has created a similar drop in the prices of mineral rights. I would expect that the price per acre of mineral rights for a leased property, undrilled (but near production) would have dropped to about HALF between last summer 2014 and now. Am I right?

Mine are fine, just where they are until the price goes up. And they will ! God willing. We are Not having a CLOSE OUT SALE ! And... We are Not Stupid ! Patience..... is a virtue. HA HA .... Age... is Not !
You may be right. I have learned of several sales here in January at the same $/net acre as in the Fall 20214. But I thought they might be residuals. In one case the Buyer was very happy, when the Seller only wanted to sell half at a previously agreed price. Showing that the Buyer was concerned and happy to "get stuck" with only buying 50%.
The nearness to the First-Year Production may be the key. If drilled and ready to frack, then the current oil prices would press the $/net ac down. If undrilled, then the Buyer might expect the oil prices to go back up. Worth watching.
I appraise mineral rights for landowners, who pass on their minerals to younger generations. I have to look at the current market, or ..... get in trouble with the IRS.

Be careful of dealing with the usual posters on Gomarcellus, they will mislead you into thinking your land is worth way more than it is hoping they can get the same price somehow. Clarion minerals arent worth that much though, just so you know.
