Has anyone used Western PA Gas Leasing Consultants in Meadville or know anything about them?

I do Judy, I signed on with them last Oct. and have some experience with what they are about and how much help they have been. I'm still unleased, but can share some of what has happened with me. What kind of info are you looking for? They helped me a tremendous amount, because I had a pre-existing gas lease (and well) that transferred with the property I bought in 2010 and they helped me get out from under it and charged me nothing. I'm pretty pleased. (I own 58 acres in Crawford Co.) mark
Mark,I live in Fl and my family has 4 acres in Muddy Creek Twp., Butler County. We have been offered a lease $2000 per acre 15% net, it is a non surface lease, after reading it I am not sure it is good for us. I am new at this and trying to learn all I can to get a good lease. I have been reading a lot of the discussions and am learning and learning how much I do not know.
Did the consultants offer you this lease Judy? If they offered it, it probably isn't in your best interest to sign. I think for many leases, the best thing to do is talk to your neighbors directly and see what they are getting offered. Share as much information with each other as possible, and have companies compete to give you the best terms. It is also smart to all team up with 1 attorney to save cost.
Patrick, no it is from an independent contractor of the Lessee, a gas development LLC. , do not know if I should give name here.
If the four acres has a home and/or a water well on it you probably do not need a non-surface lease as the setbacks from either would keep them off the property. Could be they are offering this as a way of getting away with a lower bonus.
If there is no house or water well and the area is undeveloped, then a non-surface may be the better option.
Even with a non-surface there a couple of other considerations such as indemnification and a no deduction royalty. Make sure to use a good attorney that is up to speed with the new drilling methods.

Judy, definitely shop around. I've only been on this site since last year and have learned a lot. The Doug Clark you mention, I believe is the guy that also has the radio show and if it is, he seems to have a lot on the ball. There are many variables with respects to different clauses and protections. I would caution you, if you try to go cheap, it'll probably cost you in the end. I wouldn't think of approaching potential lessees without an atty. An atty named Ed Bilik is behind WPAGLC. He is based out of Greensburg, Pa with a small office in Meadville. They were able to get the non-producing well capped, and charged me nothing, for their help. Ed's daughter is associated with the venture, and through phone calls, got it accomplished for me and I got a copy of the 'release' from the courthouse last month. They charged me nothing, although no legal recourse was needed, they still knew who to contact and got it done. The could have very easily, offered to do it for a fee, but never even broached that idea. I would definitely talk with them, and others, but I've found them to be up front and honest with me and that's all I can speak to. They do charge a fee (%) on bonus money, but nothing on royalties. My contract with them is very clear on the terms. If you want more info about them, you can 'message' me and I'll give you add'l info. Do look around, and don't believe all the information that is told to you without documented proof. It can cost you dearly in a poor lease agreement or exorbitant charges.
