To any landowner who has gone through the leasing / drilling process, which company do you think is the best? Which is the most easy to work with? (Reasons to like them could include ease of negotiations, honesty, easily contacted afterwards, fast action regarding your complaints, honoring addendum's, etc)

I would put CNX gas near the bottom from my experience. It's sometimes next to impossible to even contact anyone. The landowner is the least of their concerns.

I have an old lease now owned by Postrock and they are very good.

Keep this in mind. Leases are often bought, sold and traded so the company you lease to may not be the company who has your lease six months later. I leased to a very agreeable company and now my lease is owned by a company who doesnt like the provisions and is pressuring me to change them to their advantage. What matters is what is written in the lease, not how nice the original lessee is.

Gulfport Energy isn't bad. They don't keep you informed of very much that is going on unless you call them, but you usually get questions answered the same day. As far as negotiating a lease with them they weren't bad. They do take deductions out of your royalty checks, but from most of the research I've done there aren't many that don't, and it sounds like some are a lot worse than others when it comes to deductions. I would lease with them again at least so far.

I'm leased with Hilcorp and so far they have been great. They worked with the attorney and gave me some decent terms and protections. Checks come with no trickery or deductions like others here a dealing with. I don't hear much from them but don't really expect to.
This is a great post. I wish people would tell us all about the company they signed with. This would help people become more educated about the companies. We all can see certain companies have more lease problems then others so that helps.

My lease is set to expire and I'm hoping it will slip thru the cracks so I'm not saying with who until after it expires and hopefully I get to sign again.

I am looking for a new company as well. I am looking at all aspects but one major issue is....who leased the majority of the land around me. I am hoping that if the company owns alot around me they are more likely to drill. Any thoughts.

When leasing was heavy in our area Shell and Hilcorp were the big players. They both compeated to lease as much as possible in the township. Shell/swepi had an office in the area with a map that showed leases in our area and it seemed they held the bulk of the acreage. I was tempted to sign with them because the offer was better in both language and price. However hilcorp was putting in an access road near me and planned on drilling soon. Shell pressured me into leasing with them claiming they had the big money and hilcorp was some fly by night operation. My attorney gave me a bit of oil/gas 101 and said that's all landman hogwash. It was, Shell flipped all their land to Hilcorp and in the end hilcorp agreed to terms better than Shell offered.
I'm glad it worked out well for you. It sounds like you are up north? I am down south in Wetzel wv. We signed 4 years and 9 months ago. No drilling and set to expire. Back then we received 1500 a acre and 12.5. It's not good now but back then when I never heard of the utica and barely could spell marcellus it wasn't bad. Times have changed. Now we know that we have three profitable shale layers under us, 2 wet gas with a 1250 btu range and 6 miles east of the largest utica gas flow well in any shale layer in the u.s. I think it should be more like 7500 acre and 20%. Does that seem accurate?
In the end, it's your land. What you want monetarily may not be as important as the protections and leagalese. When drilling commences things will change. Things that don't seem like a big deal when you see money coming in get a bit bigger a few years down the road. I'm a small acerage person and there is no access roads or pipeline on my property, but there is some very near to me. There is a lot of noise and other little issues that add up over time. That being said I still don't regret leasing and am happy for those around me that are receiving life changing money.
Jason good luck hope you make another few months! If I were in your shoes I would think more about Roy.% of 22.5% no deductions. And take a little less in bounus $. Just a thought. But go ahead ask for it all! All they can say is no!

If there ends up being a company you think you might like to be leased by you should approach them.  If your neighbors are also leased and their leases expire around the same time if you go as a group it may be more attractive.

If the company you approach can see there is enough land to put together a drill unit it makes it easier to get a YES to you offer.

I signed with Antero.  They paid the bonus in a timely manner and have sent a "Declaration of Unitization" notice for the main unit that covers my property that is listed with ODNR as "drilling".  For some unknown reason they did not send such a notice for another unit that covers a small part of my land that is listed with the ODNR.  They have said they must have inadvertently overlooked sending it and will send it, but it has been a while and still have not gotten it.  It is making me a little nervous, but hopefully my worries are unfounded.  Will keep the forum apprised.
