Would You Sell Your Land & Minerals? And If So How Much Would You Take?

My husband and I were approached by an invester to sell our land with the OGM rights. We are thinking about selling our land that is located in the WET UTICA region and has great geology. We would like to get the opionion of other land owners out there. If you were approached would you sell? And if you would sell what would the price per acre be?  Half of our acerage is leased and the other hald on a seperate parcel is not leased. It seems like if we do the math of the royalties over 30 years there is allot of money coming in. So do we sell? And If so what do we ask per acre? Thank You & God Bless =)

Lady's and Gentlemen..... I apologize for lowering my standards in public forum. But, hopefully, you will find my posts informative, helpful and stimulating. Appearently, Mr. Razor is intimidated or threatened by my presence here. He lit me up right out of the gate. I placed my first post yesterday.

I have searched posts from 'Razor'. Pretty unproductive and wasteful. In the world of internet forums.... he is what is called a 'Troll'. These are just the inconveniences that we are forced to deal with or can choose to ignore. I suspect that there will be searches and silly nonsensical retorts to all of my future posts. Oh well. (again, full pun intended)

My grandfather being first man in US convicted of the new interstate gambling laws? Pfft. Betting on sports. Even WTRF and WTOV show the line on games.
Love it! Proud of my grandfather. He was a very solid and credible man. I was with him one day early 80s. He walked right into what was then called The Bank of Wheeling and sat down in presidents office and said that he was purchasing a building in town. He wanted $70,000 (early 80s value). They gave him cash. He walked out and the bank president said that he would have the loan papers drawn up and that my pap could come in the next day to sign.
Can you do that? Could any member of your family do that?
If your grandfather has passed (hopefully not) who showed up at his funeral? Leaders of the city? Bank Presidents (plural)? A former governor? The Sheriff? I hope so. Because, then you could qualify your opinion.


My grandfather was a well respected man in Wheeling and LOVED BY MANY. Except maybe Dean Martin who he fired as a singer in a Dinner Club that he owned. Fired him for being a drunk. Kinda funny, I know.

 

Either you are 95yrs old and pissed off.... or you researched me? Kinda creepy either way.

Regardless, what does ANY OF THAT MATTER?

Perhaps, you have difficulty making friends in the area..

perhaps we should make you feel comfortable..

Sitting in an office all day doing accounting may not provide you with a chance to meet people.. most of us are very good-natured, helpful, kind-hearted, hard working folks who love our families and friends and land.. 

most are not particularly confrontational so it's difficult to understand your motives and goals sometimes...

 Usually, when someone keeps taunting others, it may be a sign of lonliness, or

fear..

If you don't mind, I'll be the first to extend the olive branch to you..in the name of peaceful

co-existence

 

 perhaps, you'd like to meet a few of us for lunch sometime to share perspectives?

It is indeed long term investment. And, based on the production and royaly statements - that's the math. Simple and plain.
And, she WILL be paid.
I am excited. For her. For her kids. For everyone.
And, honestly, my 'commission' would surprise you (how low it is).
Not bad company, just we work volume.
Exciting times.

One would guess one makes a risky investment like that to get returns much better then a conservative 5% or so over a 30 year period. Maybe 10%-12% is the goal? Otherwise why take the risk?

If so

39K invested for 30 years at 12% = $1,168,436, so each acre would need to produce over one million in royalties over 30 years to get an equivalent 12%/year. Good luck on that!

They will get their money back in a fraction of the 30yr period.
These guys are professional financial investors serving the industry for decades..... not a group.

$39,000/acre is almost as much as operators pay and they get 75-80% of the royalties, not 12.5%.  Those numbers are egregiously wrong.
