Just wanted to start a thread to see what kind of offers people are getting in Belmont County.

It doesn't have to be a signed offer, just any offer from a legitimate company.

List company, up-front bonus, and RI%.

I guess I'll state the obvious ones that most everyone knows about.

Tri-Star Energy Holdings, $1840/acre, 15%  (via Wishgard)

Wishgard, $1600/acre, 15%

Rokisky's Belmont Co. land group signed with Gulfport for 2240/acre, 16% gross on Jul 1st

A neighbor signed with Marquette for $3000/ac & 15% a couple of weeks ago.
what township are they in?

They are in Wheeling Twp.

 

the numbers are changing but the buyers are just a few....  many land owners and flipping companies are attempting to say they sell to the buyers. NOT the case.. there are only a few real companies that actually have packages that get accepted... ... To my knowledge, Marquette is the only company that has drilled horizontal wells in Belmont Co. in the past year or so. At least the Northern Half of the County.
Phillips Exploration has 2 in southern Belmont.
What townships?

As I indicated on the other thread, oral offer of $3,700 and 16.0% in Wheeling Twp.  This was after Marquette deal for Harrison and Jefferson was announced. 

My attorney in Cadiz submitted my land to Marquette for consideration.  Marquette rejected it from the group but then (through Mason-Dixon) offered me close to the same deal.  The only difference being 1% less royalty. Not bad, in my opinion. 

My Cadiz attorney has submitted other acreage in Harrison and Belmont as part of that deal, so maybe I got those numbers because I went through him first?  Hard to tell.

That said, I am still waiting for a written order of payment.  I think Mason-Dixon's people were pretty hammered getting things ready for the Harrison group signing (which was scheduled for yesterday).

I'm going to call Mason-Dixon back now and see if the offer is still on the table.

     I heard a couple days ago that Buckeye mineral development said the lease bonus money has dropped from $5300 to $4000 per acre. I'm not with this group, but my question is why. I know of no good reason for this, other than the o&g companies are hoping to catch some landowners, who are afraid of losing out. I do agree something is better than nothing, but the shale is still here.

     Chesapeake is investing probably millions of dollars in an office complex in the Belmont county industrial park. If there was very little oil and gas  in Belmont county, they would have put an office in Carroll county, where they are going strong.

     I don't think that the ODNR wet gas map moving west is the issue. It is my understanding that the o&g companies knew this from the start. I also can't see the coal issue to be the reason, but it has kept many of us from getting a lease. I think the coal issue will be resolved, because the state will not let all this tax revenue pass by for long. It could be that the major players have enough leases to get started. They could be waiting to see if groups, such as the S-G group, will fold and then the can move in for the kill.

   Hope to hear other opinions
