All the leases I've read included distances from habitable structures and non-habitable structures.  Is a Lean-To or Pavilion considered a structure?  How about a Gazebo or small 10' x 10' barn that can be purchased from Smith's Sawdust Studio or the Amish?

What would prevent a landowner from purchasing some buildings or constructing some small open pavilions around their property in order to essentially have a "no drill" lease?

Not sure, but if you signed a drilling lease then you owe it to the company to give them access to sites on your property.
