Stark county lease offer of just $800 for a single acre for 5 yrs. 1/8th royalty.  How does this stack up?

If you believe that $2225. plus 17% is a good offer then you should take it. Things are just getting started here in Eastern OH and you are selling out to cheap. If you would just hold on another year you'd see htat lease bonus up around $3,500. and royalty 18%-22%. Yes, that right, remember the more wells that are drilled, the higher the lease bonuses will go, because then they (CHK, Gulfport, Chevron, Shel, Devon, Seirra Buckeye, Rex, etc)know what the true production history is gonna be. Do what you want, just food for thought.

we just received our letter from ALOV we are signing our lease with chesepeake  on 7/9 at the Winona Evangelical friends church....Chesapeake energy has agreed to lease our acreage for $2,250 per acre and 17.5% royalty....The only cost to Alov is $60.00.....I hope i have helped other stark county landowners.....So you can see what a big difference is makes to join a group.....We were originaly offered only $400 from chesepeake.....

We were offered a low figure and countered but Chesapeake wouldn't budge.  We're going to look into ALOV.  Thanks for your advise.
