33 Acres Marion Twp abutting west side of Windy Point ( Georgetown Road ). Curious about possible leasing, joining a group?

first...just curious...was that the property that was sold as 39 acres, then surveyed to be 33 acres, to be put back on the market..with Creekbottom Road or Porter Road cutting thru it/fronting Windy Point Road, near the county line between Butler and Venango?   Secondly...there is a group in that area, and also a company that is looking for leases in that area. Details are in the earlier discussions here.   What is new.... is that ,this morning, forced pooling has or is in the process of happening. I never saw it coming until I read the news three hours ago.

Not sure about all the history but Porter road splits the property, sits several hundred feet north of  Creek bottom road. North corner is on the Venango County line.
....I was just asking about the location, not the history. If it is the property that was listed with john caper agency ABOUT 7 years ago, then I do know the history, ETC.  As far as your original question, there is some discussion regarding leases, land owners group under the heading...LEASES in/under  Butler County.

It was listed with John Caper angency and we bought it about 5 years ago. I have heard it was listed prior to the survey.

I have a parcel next to you across the road going east.  I am not sure if you read the discussion on butler county leases, landowner groups, etc. If you want another resource, his name is Sean Farnham at 601 540 5936. I did call him on on wednesday. He works for Shell and is offering 3k an acre, and will work with your attorney to alter the lease and add addendums. The people I spoke with, who recently signed- up, stated that the attorneys they used were from the Butler area, which is nice to know.  Also there are landowners groups in the Butler area that can offer lots of information/resources as well. You will have to e mail them to get the phone number. They also have meetings thru out the year. You will have to decide if you think the price will keep going up the longer you wait. I do not have the answer to that.

Do you know if any of the other neighbors have already been approached? I just got wind of the activity after reading about it in the Pittsburgh post gazette last week.

...I was told that the neighbor down the road towards route 308 called Shell and did eventually sign up, and that some of the other landowners may do the same.  They are working with Sean Faraham at 601 540 5936. I suggest that ,maybe, you could spend some time, and talk with some of the landowners there, and get the information first-hand.

You should contact the Butler County Landowners Group. You can find several posts in the Butler County forum that will give you contact information...  Belonging to a group is definitely beneficial, and I believe this group is being handled quite well!

 Rock M....Yes, I am aware that Jason and Theresa Hannath are now working that area. It is my understanding that they, too, are great to work with. I was mountain biking in Venango Twp., Butler County last week, and the one landowner I met, just signed up her 57 acres with them. She stated that they did work with her and her attorney on the lease and the addendums, and were very supportive. She stated that they were aware how important addendums are to landowners, and did not rush her. It appears that alot of the landowners that I have met the last few weeks really feel good about working with Shell.
