Our next BCLG meeting is going to be Thursday October 28, 2010 at the Snowmobile
Club in Washington Twp.

  a.. At 6pm will be an informational meeting to describe BCLG, answer
questions and to provide updates on the group.  This portion of the meeting
is open to anyone in Cherry, Clay, Concord, Marion, Venango and Washington
Twps. of Butler County.


  b.. At 8pm will be a planning meeting open ONLY for those under agreement
with BCLG.  We will be discussing the findings of our group survey as well
as the strategies to move forward in our collective marketing and
negotiating process.  Our attorney, Andrea Parenti will be present so we can
discuss the lease parameters that we wish to negotiate into the lease.

One thought:  Some landowners have asked me if they should accept an offer
from a gas company now?  They are out there lowballing landowners.  It is
always up to the individual to decide whether to sign or not and we will
never pressure anyone in to signing or not signing, but my feelings and what
has happened historically in other areas is that the numbers do go up!  The
gas companies are not going to walk away, in fact as time goes on more will
come in creating a competitive environment.  I plan on waiting and working
collectively with the other landowners in this group to get more of my fair
share but also to have the power to include protective addendums so MY land,
YOUR land and OUR community are protected!

Dear DKinPA

As I told you in my last post I live out of state in Delaware and own 2 1/2 acres in Venango County. I am trying to find someone who could keep me informed of what is happening and maybe help me know what to do, I cannot get up there as i work 6 days a week with only Sundays off. Please let me know if you can help me.

Karen, I understand your problem and I am not aware of anything in Venango County at this time. I wish we could help, but we are concentrating on N Butler Co.. Hopefully you can find a true landowner group run by landowners. There are plenty of "for profit" groups out there run by attorney's, financial groups etc. that have no vested interest in you or your land other than what they can bleed from you and take a large percentage of what is yours!

karen venango county has a group on this site. only a few members,most are in central and eastern venango county. what part are you intersted in

we are planning a meeting in Venango in the next couple of weeks.  we have several landonwers already signed up an are using the numbers to our advantage.  I have a meeting with 2 different O&G companies next week. 

BCLG update:
We had our meeting last week and both the informational meeting and members meeting were well attended. During the informational meeting both Bob and I gave an overview of the group and the benefits and Bob elaborated on what has been happening in the industry as well as providing technical info regarding Marcellus wells. Kelli gave an update of membership and the steps that are being taken to fill in gaps so that we have more contigious acreage. We had some great questions and discussion.
During the members meeting we had our group attorney Andrea there to discuss lease issues and what we should include and what we should watch out for. Some of the hot topics included depth severance, shut in royalties and the group working as a team to grow. With Rex having drilled a Utica well just over the Butler County border the idea of a depth severance is very important and also very difficult to get into a lease. The only way I see to get it included with out stripping all of the other important items out of the lease is to have leverage, and that only comes through the coordination of a landowner group! Why is the depth severance important? The initial lease for only the Marcellus will provide you with a fantastic sum of money and then when they come back to do a Utica well it is a whole new lease which will provide for your children, grand children and probably great grand children. For profit groups that do lease swaps can not and will not do depth severances, they want their money (really your money) NOW!

Since the meeting we have had some great input from members recruiting their neighbors and getting more contigious acreage on board.

Why would I want a depth severance? Wouldn't I want the company producing my land to get all of the Oil and Gas so I can maximize my royalty? Will someone really come behind Exxon, Shell, Chevron and produce lower formations on the same land that the big three own the majority of leases with no depth restrictions? Again, why as a Group would you encourage your members to cut their own throat. The companies that are here can, but will not do depth severances because it is completely nonsensical to produce the Marcellus and not produce the Utica, etc....for all parties involved.
BCLG UPDATE
 
We have had a lot of activity with group membership and many Members have requested additional time in order to continue to contact their neighbors about joining the group.  There does not seem to be any advantage to the group as a whole to close membership at this time, so we have decided to extend the deadline for joining the group from January 15 to March 1. 
 
With the Snowmobile Club under renovation and unavailable for our meeting we will be holding our next meeting on January 27 at the North Washington Social Hall on Rt. 38 at the Rodeo Grounds.  The informational meeting for those that are not members yet will begin at 6:00 pm and the meeting for members will begin at 7:00 pm.
 
At our membership meeting we will be discussing the current activity with the gas companies in our area as well as the status of our overall membership.

We have had several requests from landowners out of our area and I apologize but we are only accepting land in Cherry, Clay, Concord, Marion, Washington and Venango twps of Butler Co.  We are a landowner group, not an attorney run or venture capital run group, so consequently we are concerned with the interests of our neighbors! 
For those in other areas, we strongly suggest that you form a landowner group in your area similiar to what we have done here, so that you can achieve what is important to you and your neighbors.  There really is power in numbers and this is not a process you want to enter into without leverage!

I would like to attend this meeting.  However I am returning late and may not make it in time.  Could I have contact number or email so I can join before the cutoff date in March. Thanks-JEFF

Groups = Biggest O&G scam ever! Explain to me how packaging your property with other landowners far removed from you is of benefit? Because there is greater bargaining power? Sure, for the people standing to profit from a lump acreage sale to the highest per acre bidder. Meanwhile, Joe Smo, who's land is surrounded by Exxon just got his shit sold to Chevron because they were the highest bidder and now never has a chance to see his gas get produced, until his lease expires (ten years down the road, when the per acre bonus is $1000), or they flip it to the producer in the area (who has no incentive to buy it, since Pa has no forced pooling, and they can draw the unit around you). Historically the numbers go up? Well, as you can see these folks would have really loved selling real estate in the late 90's. Again, Pa has no forced pooling (if you're involved in a group, and you don't know what this means, there is a reason for that). You will simply become the 'Brady tract' from the movie 'There will be Blood' (great movie). Even if forced pooling existed in Pa, 'historically', price can still plummet after majority leasing has occurred....reference Haynesville Shale. 

Already sounds like those involved with BCLG west of Clay and Cherry are now second rate members.  

Further, lease Addendum's constructed to suit the needs of the individual mineral owner is obviously more logical than a blanket Addendum for all members of a group. Carry on cutting your own throats with groups, or get informed, get a lawyer (who is in reality working in your best interests), get the deal done.
