We are interested in selling a 6 acre portion of our royalty interest in the Utica shale. Expecting a well in the near future, but needing the cash flow now. It is a 12.5 gross lease that is currently held by production and Chesapeake owns the deep rights.
The Gartrell well 1 mile down the road is one of the best in the state. (avg. 35,000 of product per day for the first 90 days on 160 acres)

A lot of the mineral purchasers are looking for a 20 acre minimum .But I believe due to your location you can find an offer .
Im wondering where you got your info on the gartrell well being one of the best in the state. I have not seen info to support that.
Those numbers put the gartrell well in the top 20 or so in the state, which isn't bad in my opinion...
I was basing it off of the most recent ODNR data that Jonathan referenced. Regardless, it's certainly one of the better wells in Carroll county. That doesn't mean that our well will be as productive, but it should be a good area and deserves a good price for a royalty sale.
Is this a chesacrook well?
I've heard of Chesacheat, but not that one yet.
Well, as a buyer/broker I don't have any clients who would buy this at just 6 acres - cost of title etc.....
And you mention a royalty interest or is it 6 acres of larger portion?
Avg. 12.5% depending on lease holder etc....at 6 acres 4500 probably. Possibly more but its not an attractive prospect.
