Hi, Gasoholic,

I'm sorry, but I need to take a different position on this issue. I'm in favor of "forced pooling". I feel that one or two holdouts in leasing their rights should not be allowed to determine the financial well-being of those owners who signed early because they need the money. This is especially true in some of the poorer areas of the Marcellus Shale, like some of the rural areas of West Virginia. I don't care if the holdouts' reasons are based on financial or environmental reasons. Besides, as Americans, we need to expedite the resolution of those impediments that are holding us back from energy independents, and developing our natural gas resources is one of the best ways of doing that, along with more drilling of oil wells on-land and off-shore and also nuclear energy. Solar and wind energy is not going to do it.

(I have no problem with and respect your choice of being in favor of "forced pooling").

 

As for holdouts. I have no problem with a holdout. Chances are, if you and others around you have signed 5 or 10 year leases, the drilling will likely be closer to the end of the term than the beginning anyway. This leaves plenty of time for negotiations. (The holdout may be willing to sign now but the company is playing hardball).  This may turn out great for the signed anyway. If their leases expire and if the area is proven or truely has potential, they'll be signing new leases. How many wouldn't like another shot at signing a more favorable lease, not to mention a second bonus of who knows how much $$$. And you know, we all would like a guaranteed drilling start date.

I was looked at as a holdout by several of the other coowners of the parcels I own. What they didn't know is that the companies had never even called or offered a lease to me, and I am willing to sign.

I have contacted the companies and they know I am interested and willing to lease. I will just sit back and wait for them to call. They better hurry though, not much time left on the others leases and they are more than ready to give this thing another shot. We have all agreed to work together when their leases expire. You can bet they won't be signing any boilerplate leases this time.
