Mind you the information you hear should not be considered as legal advise but it will possibly shape a better session with an attorney if you have some basic knowledge about a lease. By all means, in the amount of money one may make in this shale play legal advice is worth its weight providing that attorney is working for you.

A message from f richard heath to all members of Muskingum/Licking County on Go Marcellus Shale!

I am seeking to determine if any leases for deep rights have been signed in the Muskingum/Licking area.
If so, what bonus money was paid and what was the royalty percentage and was it of net or gross royalties.

If persons are unaware of any leases being signed, what bonus money and royalty percentage has been offered?

All responses would be appreciated.

  There has been many leases that are held by production that contains (all) that HAVE ALREADY BEEN FLIPPED TO THE BIG BOYS! Since these leases were flipped the land owner did not receive any lease money in the flip and are under the terms (usually 12.5% royalty). There are some newer leases that have been signed by landowners that did not do the home work on what leases are about sadly.

  The group mailing I request you do not use, but rather use the site topics presented as this site can initiate a lot of email which some find annoying. No biggie just something even I as the creator of the group have not used as I feel those interested will visit the site on their own initiative.

  Currently I have not heard of any lease activity in the area that I would entertain as being interesting at this time personally.

Note to each their own but what news comes to bare I will try to put it in here, the good the bad and ugly.

I had seen where someone had posted about the CAUV tax. I called the Muskingum County Auditors Office today to ask about it. There response was the surface area only. I threw the hypothetical question of say a 4 acre drill pad and their answer was it would change the 4 acres involved only at the time but if the pad was restored (reclaimed) that the CAUV could be restored minus the area that wasn't so if it was only a Christmas tree with a fenced in boundary the surrounding area back into hay, pasture, crop would revert back to the CAUV upon reapplying for the CAUV.

Hoping somebody here can help me out ive heard conflicting explanations of this. When people talk about signing bonuses or lease prices like on shalegasinsider.com and they say like licking county $4000/acre is that $4000/acre/year for the primary lease term? Or is it $4000/acre for the primary lease term and is that for 3 years 5 years or what?
