Wondering if anyone is willing to share any information on lease offers or activity in Belmont County, Ohio?

We were approached by Starr Energy with a $400/14% lease offer on 82 acres. The terms were in favor of the gas company big time.

Who is competent to provide this assistance?

We're also in Belmont County. outside Barnesville. We've had a couple offers on our acreage, $200 and 14% and $500 with 12%.  We've heard that landowners near Morristown have been signing for about $750 per acre. We've only been in contact with two companies, OHTEX and Mason Dixon. Can you provide the contact information for Starr Energy?  

Bruno, I and others could share a lot with you....I suggest not wasting time with current offers and worthless contracts for which I and others have studied and continue to study......the MESSAGE IS SLOW DOWN.......Gather your fellow landowners and spread the word...hundreds of landowners in Belmont/ Monroe and other counties have already made some huge mistakes in grabbing those dollar bills for contracts that, in my opinion and that of others, are not in the best interest of any landowner.......we are about eighteen months behind with this..BUT, .maybe I can help you, others and all of us with a plan in progress, much different that anything you have seen...call me for some discussion ...early AM 740.458.1771 ......working for, and in the best interest of our landowners, as well as for progress and the economic needs of the Ohio River Valley area which have been deteriorating for thirty plus years.

Please read this article about Reliance energy of India buying a large chunk of acreage in the Marcellus shale for billions.  Can local landowner groups form and market directly to Reliance and other such multi-national companies who are the end of the chain in gas acreage flipping?  I don't see why we couldn't do this and cut out all the middle men.

I went to school with your twins and now live over on Prokes (Chambers) Road.  Many of the landownders here have signed Starr's lease for $200 or so an acre, but a few of us have held out.  As others have indicated I wouldn't get in any hurry to sign what Dick Clark of Starr is offering. as it is way too one sided in favor of Starr or whoever they sell it to.  There are enough in the area holding out that I think we can have some leverage if we pool together down the road.

Has anyone heard of Patriot Land?  I know that they are leasing in Goshen Township, Belmont County, and was wondering if anyone knew what they were offering..   Thanks in advance!

Hello everyone.  

 

It appears to me that Belmont county is where our county was several months ago.   I have been reading everything I can get my hands on, attending meetings, speaking with neighbors and attorneys for the last few months and feel I have a good "cliff notes" understanding of the process that is taking place.

 

Mason-Dixon, Cavalier, Patriot, Trinity, Kenyon, DPS etc etc etc are all middle men.  I think DPS does have an exclusive relationship with Chesapeake.  The others - appear to be able to sell to the highest Bidder - but here's the take home-  For the moment Chesapeake is that bidder- and only Chesapeake.   From my experience these middle men come in sign as many as they can as fast as they can, as cheap as they can and then  wait for Chesapeake to follow.   It's kind of a moderate gamble ( at least for some of the truly independent companies) as they are betting on Chesapeake to keep leasing.  I am sure they know what to watch for much more than I do but there is always a risk that Chesapeake will decide to hold off on acquiring leases at some point leaving the middle man with the leases and no ability to develop the rights.    

There is the possiblity of a second BIG player on the horizon I have heard but as of now Chesapeake is the only "big deal" in Ohio.  

 

I was also told recently from a very reliable source, that they are really focused on two counties at present and a utica test well permit has been pulled in one of those counties.   The "landmen" Belmont county is seeing are the same companies we were dealing with here in the last summer, early fall.   All but DPS Penn are gone it appears.  I know Chesapeake has bought Trinity's interests out in our area and some of the others will tell you they are no longer leasing our area.   Probably because we are not in a profitable zone for them ( no one is signing for 400/acre around here...... much more).   I believe any company that is still acquiring leases either feels another large player is going to enter very soon or they are able to market their leases to Chesapeake.   

 

That's just a my take- I would recommend taking lots of time.  If they are truly going to head your way, this is only the beginning.   Take your time, do your research, talk to your neighbors.   If you truly live on top of profitable play, they won't be going away anytime soon.

PS:  FWIW - those "in the know" say there is little Marcellus interest in Ohio.   This is about the Utica.

Some geologists feel the Utica play won't live up to it's billing but quite a few others feel it will be 3-4 times bigger ( production-wise) than the Marcellus.   Should be interesting if nothing else.  

I am in southern Belmont and my 90 day contract with Tri Star is going to run out at the end of month. I will be looking for another company to go with. Do you have any suggestions?????????

In our area the leases done by Mason-Dixon were for Chesapeake.   Mason-Dixon may certainly be the only "middle man" for Marquette but it does appear M-D sells to others also.  I am pretty sure Marquette is not a "huge" player here at this time......there is lots of wheeling/dealing/swapping etc that goes on when these leases start playing out.   In our area no matter what company you have signed with, in the end if a well is drilled it's almost 100% likely it will be a Chesapeake well.
