Julie,

There is a group of attorneys from the KWGD law firm in N. Canton that is putting together a landowner group to represent people in Guernsey & surrounding counties.  I have saw where Mr. Williams has very high recommendations in the field of Oil & Gas law (25 years experience in the field) & Mr. Vaughan is also very helpful in any questions that are posed to him.  Their website is w***********.  They are actually holding another meeting on 8/9 @ 6pm at the Pritchard Laughlin Civic Center in Cambridge if you would want to attend & speak to them personally on behalf of your in-laws.

Thank you so much for that information. If I could ask just one more question, Does KWGD represent people in groups or individually? When we contact this firm, is it possible that we would be excluded because we are not yet in a group of owners or would we be put into a group with others as determined by location?

Julie - watch kwgd's fees.  The last meeting I went to they were charging a substantial percentage to put you into their group and prepare the lease, and than an additional 1% on ALL your royalties....That is why we didn't join any of their groups they have put together in several other surrounding counties.

Sonja, I just signed the letter of engagement with KWGD, there is no mention of 1% from royalties. They charge a one time fee of 5% from the up front signing bonus payment of the lease.

I have also signed the engagement letter with KWGD & have not seen anything in any of their documents about taking a percentage of the royalties.  They do take a percentage of the signing bonus, but the last couple of deals they have negotiated... The drilling company has paid the group fees on top of what they negotiated for the landowners.  & Having someone to represent you & make sure that you get a fair deal with a good lease should be worth something in my mind. 

Also Julie,  I don't believe that anyone is actually excluded.  They take individual landowners & represent them as a group.  If there is larger amounts of contiguous acreage, it is going to make the group more marketable, but as far as I can tell they are not actually excluding anybody & they work for the group as a unit.

That is good to hear. I actually have not followed them since last winter.  We attended several meetings for Stark County and Washington twp landowners.  At that time, they were charging in addition to the percent fee for prep. the royalty fee.  We felt along with you, that Mr. Williams is well informed and definitely a group we would want to represent us, but just couldn't go along with the royalty percent fee.  That is why we didn't end up with them.  But if they changed that, then yes, I think that you chose a good firm to work your lease out.  I have seen the lease that they prepared at that time, and was very impressed.

They are not going to ask for any royalty. I asked that specific question & got a specific answer from Nate Vaughan.

 

On another note did I see correctly that this site is going down until 9/7 ??????????????????????

I got an e mail from Keith who is the site publisher but not sure if he meant this site or something else he publishes. He referenced this site but also something called "Weekly Shale" not sure what that is.

Weekly Shale must be something else because it wouldn't make much sense to close this down for any period of time when things are getting hot n heavy.
