When do we know when to sign before it is too late?

I am curious after reading many comments from people and hearing about rumors and 'potential opportunities', how long is too long to hold out for a more lucrative offer? What does everyone feel is a top offer? Will the current offers trickle away? I would love to hear some thoughts and comments.

If a bad well or two is drilled in your county then prices may drop.  Hold out but don't wait forever.  At least that's the most risk-averse strategy.
