The companies that have been referred to me are Seewald in Williamsport and Benchmark Analytics in Sayre PA. I believe Benchmark offers a discounted charge if you get a group of landowners together for testing. I know several landowner's on Bear Mtn. that would probably be interested in grouping together for testing.
I need a name/lawyer to look over my Lease that was originally signed to East Recources and now is with Chesapeake. Signed on Jan. 2007. It expires Jan. 2012. Signed on for $69.00/ac (210 acs.) and 18%. What I want to know is, if they establish there is gas and want to renew the lease. does it get done at a new price per acre? I would like to have someone look over my existing Lease and explane in better detail than what I already know and how to better negociate. Any constructive thoughts or comments are appreciated
It is my understanding that the seismic testing is being done by an independent company and they will in turn sell the findings to any/all the gas companies holding leases. The testing is on a very large area of sullivan county. As far as them re-negotiating the leases that still have time remaining....I dont think it is likely. Some of the wells currently being drilled are on parcels that have existing leases that are close to expiring. It is in THEIR interest to just lock in the existing leases and not have to pay the much larger amounts being offered currently. Many, many people are hoping for a chance to re-negotiate for better terms. If anyone else has more accurate information or insight, please let us know.

Hope this is the right place for this. I own a small plot 5 miles from Dushore, on 11/1 I got a call from a rep of Chesapeake for $5750 per acre, 20%. I should have it in hand in a day or two and I think I'm going to accept. There's some new construction near rt 87 that looks like the beginning of a well pad and Chesapeake is upgrading Overton Road at their expense so it looks like serious business is about to happen.

We have a property north of Sonestown off of Rt. 220. Prior to your lease agrrement being made, did you have any well water checks done or are you looking into doing so?
I am curious if others are getting their water checked prior to the drilling?

Any help would be appreciated, also, any word on drilling or offers in the Sonestown area that you have heard of?

We planned on doing this and probably still will at our expense, but as part of the bonus agreement, Chesapeake will pay to have this done whenever they drill with 1000' of an existing well. I'll probably get tested myself before we close the place up for the Winter, we don't go there after deer season and I want baseline results before they drill anywhere near us. I would suspect there is activity down your way, we took the family out to dinner at the Sonestown Inn about 3 weeks ago and the place was pretty well occupied by drillers working somewhere. If I were you I'd stop in on a Fri evening, have a few cold ones at the bar and you'll probably get all the info you want.

best thing to do is get your own test. If you include the test that the drilling company provides you will have 2 results there by you will have the beginning of a track record. I will warn you the test is not cheap. I would suspect your cost will be in the 500-800 dollar range. GOOD LUCK!. Also be careful of bar information. Most drillers operate under a confidentialty agreement and could lose thier job if they disclosed information. Not saying you won't get some info. Just verify anything you do get.
