Has anyone gotten a lease agreement with no surface operations? I am trying to figure out what a fair amount to ask for is since the company has already agreed to this. Any advice or comments would be greatly apprecited. I am very uneducated on oil/gas and don't want to make a mistake with a once in a lifetime opportunity.

You should get the same amount as if it was a surface agreement. A non surface lease is best but don't let them tell you you should get less money per acre for a non surface lease as they may already have units figured out and don't need to have your property for surface operations.  Also make sure you don't allow gas storage. Best advice is get a good Oil n gas attorney.

Thanks Chris. I was really wondering if that should bring what we are paid down. We r going to get an attorney to look over our lease when we finally agree over the phone and get one in hand.
If anyone doesn't mind sharing info, please let me know what kind of numbers others in the county are signing leases on mineral rights for and whether it is for the marcellus or utica or both. Thank you in advance for help.
