Have 19.5 acres of Vacant land in Venango County, Clinton Township, about a mile or so south of I-80. Plot 21 -B off of Bailey Road.

 

 Is anyone aware of any leasing activity in this area ?

 

Any comments, recommendations or contacts appreciated.

 

The Land is also FOR SALE.

George...my cousin did work with Jason on her parcel in Venango Twp.,Northern Butler County, and really felt good about the process...she was not pressured, and he did work with her, and her attorney on the addendums.  I also worked with Shell on a few of my  parcels in Northern Butler County, and also signed up with them.  The Shell landman was very professional and did work with me and my attorney also.  I now will be working with Shell on two other parcels I have in Venango County.
That's good to hear. I'm pretty easy for them to work with since I don't live on the land, have livestock, farm, have a well, etc. I was just looking for a fair royalty and decent bonus.  I'm happy with $3,000/acre and 15%.
We have come to an agreement.  They have to research and confirm the title for O&G but assuming there are no surprises, the deal should be done in a few weeks.
Has Shell started to lease in Venango county?
Absolutely.  Although, my property literally sits on the border between Venango and Butler counties.  I'm not sure how far up into Venango they are going. Contact Jason Hannath (Shell landman) at 248-425-4667 and ask him.  I've referred several folks to him and he has been interested in every one of them so far. He's aware that I am freely distributing his name and number.

I had a meeting of landowners in Venango Co Wed night that went very well. I explained all the of the pitfalls and loopholes that gas companies put in leases that I have learned about during 3 1/2 years of studying leases. Remember, all landmen work for the gas company ....not you!  Their job is to get the best deal possible for the gas company, not the landowner.

Again, I am confused what your role is.  I am not trying to be difficult, or to start trouble,  but what do you mean when you say you explained leases?  Are you providing a legal interpretation or what?  You are not a landman. You are not a lawyer.  Yet, you are holding landowners meetings.  Can you help me out here?  What do you do when a legal question comes up?  And, more important, in what capacity are you acting if a landowner wants to lease?  Thanks for helping me out here.
