Hey Mark, you starting to get the picture-your an idiot and no one wants to talk to an IDIOT!!

Well, I guess if there's a time for a thread zombie its on Halloween!

Asking questions, trying to figure out where the development is going in the area, trying to share what little I have learned with others. If you think I am in idiot, I am ok with that. I find it curious that you are asking on another discussion about how I found out about a meeting I had posted about. It is easy to get on here and start name calling and trying to bully others that for whatever reason you don't like or do not agree with.  I think it better to share information and try to help everyone by asking questions.  Again, if you think that makes me an idiot so be it. I got a lot of flack for asking questons of some middle men who were signing leases and promising payment to landowners. Has anyone been paid by MSLG, Adapt????  

If you signed with Adapt or MSLG and did not get paid,  remember who was asking them questions on here during the process of leasing you????  They were good "family men" and I was picking on them by asking simple questions....which they refused to answer.....

If there are people out there who signed a marketing agreement and were promised payment, I would like to talk to you.  You may have an opportunity,  Mark, youre not an idiot for asking questions.  The people who don't ask questions are the same people we have to represent in federal courts because they didn't ask any questions or they trusted a marketing agent to do the right thing.  The problem with our area is that people are too trusting.  I strongly believe it is a conflict of interest and a breach of a fiduciary duty for someone to promise to market your minerals when they already have the deal in their back pocket.  It's unconscionable. This comment is not directed to any particular group, agent or other organization, but I can tell you that landowner groups, mass sign-ups, and empty marketing agreements are not beneficial to the mineral owner.

I stayed away from comments for a few months because i don't like how ugly people tend to get, however, referencing "familymen" was likely a jab at me, so here goes.

1)I do like and believe in Jim. I signed on for six months. That said and done, i have not signed the two year extension. Like him, or not, I make my decisions, and i chose not to extend it.

2)I do believe its OK for them to get a 6% if i choose not to invest the time to learn all that i must to get a better deal.

3)Why is it OK for a realtor to charge 6% commission, lawyers 25-33% fees, home builders up to 25% profit, insurance men up to 50% on first year whole life insurance and yet its wrong for someone to make 6%? The list goes on and on.

4)Looking at how little people were paid because they didnt know better, the law introduced a minimum royalty percentage, but you can still see people that were paid 200-300/acre for up front monies. and the commonwealth even worse deals.

5)Its a choice, i am sure that you would build the home yourself, sell it yourself, self insure, and maybe even operate pro se. That is your choice, and mine is different.

 

My response was originally defending that 6% is not bad, and if you don't like it, don't pay. By the way, if i don't get it sold 6% of nothing leaves Jim with nothing. He was motivated.

I hope everyone gets what monies they want

Was anyone who was signed with Adapt or MSLG, or Caffrey group paid?? If so did they pay everyone or pick certain parcels?  Any informaton on the utica wells drilled in Venango???  

Any updates?   Did anyone ever get paid by these Adapt, MSLG, Caffrey, M&P????  IF YOU WERE PAID AND ARE HAPPY WITH YOUR LEASE LET THE REST OF VENANGO, MERCER COUNTY KNOW ABOUT IT!!!  

Remember this post?  I was the "idiot" who dared to question those who tied landownders up in a "marketing agreements" that were never paid. Marketing agreements are not the way to go. Be patient and wait for the Oil and Gas companies to come knocking.
