Outside of landowners groups, who is paying cash for individual leases in Wash County? Prices?

From what I've read, if you try to sell a lease outside of a group you'll probably only find middlemen interested and you'll end up with less than if you joined a land owners group. The big corps are only interested in large parcels, in the tens of thousands of acres. Land owner groups usually have gas / oil lawyers representing them as well.

 

There are oil companies that are leasing in the north west of washington county. I am still trying to find out who they are but there is leasing going on in the beverly area. It seems that the bonus is around $6000 and 18% royalty. These companies are leasing a bout 2000-3000 acres at a time. All one continuous piece of land. I think the larger land groups are having trouble getting rid of their leases because they are too big and too spread out. These companies already have tens of thousands of acres leased so they dont NEED an acre here and an acre on the other side of the county. They WANT a piece of land that they can lease and drill on sooner rather than later. You should band together with your neighbors and get an oil and gas attorney. If you can put together 1000-2000 acres you can deal directly with the oil company. If you have an acre or two and are isolated then you would be better off to go with a land owner group.

I have not heard of any landowner group signing a lease in my area. Anadarko has a few leases around lowell but that is all I have seen.

I have NOT seen anyone lease in washington county yet. I was referring to a group of farmers that are currently negotiating with an oil company. I do not know who that oil company is at this time. Sorry.

You are correct about the county land access website being confusing. Some companies will move things around with multiple assignments in order to hide things. As far as who owns what, your guess is as good as mine.

I would just suggest that everyone have patience and talk to your neighbors. Get organized and watch what happens. When the time comes you will be ready to " pull the trigger".

6k per acre? I'd like to know about that too. I've heard (for what that is worth) of some deals in the 3k range.

Anadarko has leases west of the Muskingum that they got from Artex in HBP wells.

The deal in the Waterford area for 6000 was not with an O & G company, but a broker, so I was told. I also heard that the deal fell through.
