"Can you do a search of County records and look for Mineral Deed sales in Butler Co. It might pay you to have a Title Co do it for you. That would tell you what they have sold for in the past and give you a good list of potential buyers."

"If you are selling because you need cash then the Tax is a consideration. If you are looking to put the money to work in another investment you may want to consider a 1031 Exchange."

Sarah, Yes, my attorney mentioned the change in the royalty being a possibility. I just hope the Gas companies dont get to "grandfather" our lower rates. More regulations really need to be passed to protect us! Sorry to hear your situation is like ours - with no real options.  We had gotten our hopes up for a new lease when they ran into title issues on the property where the proposed well will be. But it didnt work out. I guess I have to try to think positive at this point....we figured they would find a way and we would be locked in before we expired. Our situation is like being locked in, but at least we get a bonus for it. Hope you are getting a decent top lease bonus.

Now we will just hope these new royalty changes are made law and even the old leases have to comply with it.

my wife has done alot of reseasrch and contacted serveral companies Chesapeake ,Range resources and Philips stating they are land leasing. We have submitted all online contact information and no one has returned a call or email. I take that as they are no interested or they are not in our area as of yet

Typically, after a lease has been signed, the title for the property is researched, it is reviewed by an attorney, and an opinion is written. If anything needs to be done at that point, it is considered to be curative.

I am mainly working towards the south.
