I am a resident and have a lease with Range in Hanover, Wash. Co. I, as well as my neighbors, have a little less than a year left with our lease and have not been contacted by Range/landmen yet. Back then we received a paid up lease of $3500/17.5 with addendums for a straight five year lease.
I know of an individual in the Raccoon area who has also been contacted and the bonus payment is higher than the old lease but it is not a paid up lease. My neighbors and I are going to stick together and we are unwilling to take less than the last lease. If you check Range's website under presentations, you will see that our area is becoming more valuable due to Range having more success with different formations (e.g., Utica, Upper Devonian, etc.), more infrastructure, Range's commitments to pipelines, etc. Thus, the landman is full of lies when they open their mouths.
Remember, we made a living before the discovery of this gas...consider it as a bonus, we hit the lottery. So when Range wants to pressure us to sign now or the trucks are leaving be patient. They have no problems are giving landowners $100 an acre when others are getting thousands. Do not forget, depending on the locale of the land, other companies are interested (i.e., Southwestern, Rex, Rice, etc.). Finally, get your neighbors together and get a lawyer...do not use a company lease.
