Jeff, I'm only going to share a common sense view that has become apparent to MANY since all this began ... at least as far back as 2007. The landman's job is to get you to sign an industry-friendly lease developed by a bank of lawyers employed by the gas/oil company. Who do you think such leases benefit? All of the aforementioned have helped make energy companies world-wide much wealthier than you and I can imagine. Many have budgets larger than those of countries! Smaller companies simply flip signed leases to the big boys anyways.
Please find a group in your area. One may be listed on this site, or Marcellus Drilling News. Do yourself a favor.
One of them is from a group, Wishgard. Wondering if any one one on this forum has had a good experience with them. I think the one from ILG energy and Ohtex is sketchy at best and the other from dave hill needs to be thrown in the trash. I'm the process in looking for a O&G attorney. Just contacted Rice Drilling from Cannonsburg, PA. They are looking at our 300a mineral rights/land location for a possible deal. Does any one have a lease with Rice or Wishgard?
I just wanted to post an entire lease for a discussion on the good and bad parts. I know every O&G company is trying to rip every one off. The leases are lenghty, I did not want to "glog" up this forum with some thing that doesn't need to be posted.
Just because it's a group it does't make it good lease!

The names you gave are not on my radar, and I've never seen them mentioned on GMS or any other site that I monitor. You're absolutely right that a Group doesn't always come up with a good lease deal. The representation it has makes all the difference. Lengthy leases can be just as sorry as short ones.
When Marcellus leasing first hit PA many lawyers OK'd leasing contracts for their clients, then later apologized. Their solid good intentions could nail the legal-ese, but they weren't familiar with the new drilling techniques ... what each term meant. Honest mistakes were made. As those early lease agreements come to term, the rights owners have felt lucky to get out of them ... glad there was no "held by production" tying them up. Now they're looking for "smart" groups. You will make the choice that's right for you, but it will take some digging. Good luck.

You might want to give Atty. Keith Plummer in Cambridge a call. He has been handling quite a bit of o&G and is a very honest and decent guy and reasonable. He has helped us and some of our neighbors.
